CHECK IN

When is the most important time to make sure you document things and protect your property? At the start of your lease contract with your tenant!

Our Check-In Service is a requirement for all Landlords. Now is the time to obtain a signed property inspection and condition report that protects both you and your tenant.

We provide digitised, photographic reports of the property condition at the at lease commencement. The purpose of this property condition and inspection report is to record any defects before The Tenant checks in. This will further be used to compare condition at the end of the tenancy.

This document is legally required to support any disputes and / or deductions from the Tenants refundable security deposit at check out. Our Property Managers will accompany The Tenant at check in and obtain agreed and signed digital records. These digital records are sent to you at the point we close the inspection as complete so its literally a live report. The report backed up by photographs of the apartment along with records and photographs of all keys, fobs, access cards, etc handed over at check in.

Even if we did not find The Tenant for you we can still help by arranging property inspection and condition report on your behalf.

CHECK OUT

At check out The Landlord has the opportunity to inspect the apartment prior to returning The Tenants security deposit for any damages or defects chargeable to The Tenant. It is crucial to carry out a property inspection and condition report to establish, and agree, the terms of the property handover. If no check in inspection and property condition report exists The Tenant may claim that any defects or damages were present at check in. RERA stipulates that any money deducted from The Tenant's refundable security deposit must be supported by a property inspection and condition report that was signed by both parties at check in, measured against the inspection and condition report at check out. Too many Landlord's don't engage the professional services of a property manager at this stage which leads to disputes with The Tenant. Our check in - check out service and supported tenancy contract stipulates that "the property must be handed back to The Landlord in the condition you received it." As long as we have documented evidence RERA will always support any deductions. It is illegal to deduct money from a security deposit without a check in - check out property inspection and condition report.

As part of the check out service we also manage any maintenance required for you and engage our qualified and reputable contractors to undertake all works required. We make sure we get the property handed back in the condition you received it and ready for the next tenancy to start.
